Lake St. Louis soils vary considerably based on lot position. Lakefront and near-lake properties often have engineered fill from original community development, with quality and consistency that varies by section and era of construction. Higher-elevation properties have more native soil profile, typically clay-loam with the regional drainage characteristics.

For lakefront properties specifically, we pay particular attention to drainage routing — water can’t simply be directed downslope to the lake without consideration for erosion, sediment control, and HOA aesthetic requirements. Solutions often involve French drains routing to discharge points away from sensitive lake shore areas.

The other lakefront consideration is the higher humidity microclimate near the water, which affects plant selection on landscape design projects. We choose plant materials accordingly.
